Homes For Sale - Real Estate Market Conditions January 2011

Fleming Island FL currently shows around 23 foreclosed homes for sale. Foreclosures are considered the house on sale where you can save upwards of 30% on the purchase price. As I was searching in the North East Florida multiple listing service I found a real bargain. This home is listed at $83. Fleming Island FL had seen about an 18% increase in home sales in 2010 over the previous year 2009.

In 2009, 303 homes were sold on Fleming Island. Out of the 303, sold homes, 7 were foreclosures and 53 were short sales.
In 2010 358 homes sold.on Fleming Island. Out of the 358, sold homes, 44 were foreclosures and 72 were short sales.

The average home sales price in 2009 was around $263,637 with an average of 112 days on the market.
The average home sales price in 2010 was around $244,339 with an average of 104 days on the market.
Even though there was an 18% increase in home sales on Fleming Island. As you can see the increase of sales in foreclosures and short sales in 2010 has caused the average home sale price to go down on Fleming Island.

Fleming Island Plantation has seen about a 50% increase in home sales in 2010 over the previous year 2009.

In 2010 108 homes sold in Fleming Island Plantation with an average of 75 days on the market
Fleming Island Plantation has also seen a decrease in the average home sales price. In 2009, the average home sales price was $235,467 and in 2010 it was $190,344 which is about a 23% decrease in the sales price.

Pace Island

Pace Island has seen about a 19% decrease in home sales in 2010 over the previous year 2009.

In 2009 21 homes sold in Pace Island with an average of 137 days on the market.
In 2010 17 homes sold in Pace Island with an average of 62 days on the market
Pace Island has also seen an increase in the average home sales price. In 2009, the average home sales price was $336,137 and in 2010 it was $278,882 which is about a 17% decrease in the sales price.

Currently, there are 17 homes for sale in Pace Island.

Christmas is just around the corner and it's time to put up the Christmas tree again. Finding the perfect Christmas tree can be very difficult. Not to fear there are several places in Orange Park where you can find fresh-cut trees.

Hagan Ace - on Blanding Blvd. just south of College Dr. has a very limited amount of trees.

Home Depot - on Wells Rd. and Blanding Blvd. in Middleburg 3 miles south of Knight Boxx Rd. has trees. The Home Depot located on C.R. 220 on Fleming Island also has trees.

Severt's - I think has the best choice of trees with 3 locations one on Blanding Blvd. one mile south of Knight Boxx Rd. The location is on Blanding Blvd. and Kingsley Blvd. in the K-Mart parking lot. The 3rd location is on Fleming Island off Hwy. 17 about one mile north of C.R. 220 on the east side of Hwy. 17.

Clarke House Park is named after the William Clarke Estates. The park is located at 1039 Kingsley Ave. in Orange Park FL. William Clarke originally built his home in the early 1900's and had a little farm with horses, cows, chickens, goats, and many more animals. The original property was 30 acres and in 1991, the town purchased the remaining 15 acres. The Clarke home still stands and in July 1998 was placed on the U.S National Register of Historic Places.

The park has had the parking lot recently paved with plenty of parking spots. The playground area has swings, a sandbox,  and a huge wooden castle for the bigger kids. The castle has bridges, slides, and plenty of things to climb on. There is a toddler area that has a smaller jungle gym with smaller slides.  On the east side of the park, there is a nature trail that is a half-mile long.

 The Clarke house park is great for birthdays and family reunions. There are plenty of covered pavilions each has a BBQ grill and electrical outlets. There is a place to have family fun and play beach volleyball and if you forget to bring drinks there are 2 vending machines and plenty of water fountains throughout the park.
